Price per square
How a metal roof is priced
A square is 100 square feet of roof. The profile sets the price per square, and your roof sets the number of squares.
What decides the price
We price each profile by the square, then add what your roof needs.
Squares of roof, its pitch and its shape
The profile: standing seam, metal shingle or exposed fastener
Access, and the snow load that decides snow guards
Tear-off and what is under the old roof
What the estimate includes, and what it doesn't
Each price per square includes panels, clips or fasteners, underlayment, standard trim and flashing, labor and cleanup. Tear-off, bad decking, snow guards, gutters and permits are extra and appear on the written estimate.
When you get the number
In writing after we measure, with every line shown. Pitch, access, roof shape and the day you call all move it.
Bad decking
It is found once the old roof is off. It is billed at the per-sheet price in your written estimate, never a guess.
Permits
The county or town sets the permit fee, and we bill it at cost.
